Brian Sands, AICP, Senior Associate


Brian has a broad range of proven management and analytical skills in the areas of real estate market research and feasibility analysis, planning economics and policy, affordable housing, economic development, and comprehensive planning. He is currently managing a range of multifamily residential and mixed use projects in communities experiencing the combined effects of escalating housing development costs, increasing housing affordability issues, and high population growth, requiring careful market research and feasibility analysis. This includes projects in Baltimore, Maryland; Maui, Hawaii; Washington, DC; Alexandria, Arlington, and Fairfax, Virginia; and Miami and Sarasota, Florida.


Brian recently re-joined ERA in the Washington, DC office. Previously, he worked in the ERA London office where he managed consulting assignments throughout Europe and the Middle East.  Prior to that he worked as an underwriter for GE Capital’s infrastructure finance division. Brian has a Master of City Planning degree from the University of California at Berkeley and a Bachelor of Arts in Geography, cum laude, from Arizona State University.  He is a registered member of the American Institute of Certified Planners (AICP), Royal Town Planning Institute (RTPI), Urban Land Institute (ULI), and serves on ULI’s Affordable Housing Council. Brian is also fluent in German.
